SET THE LISTING PRICE

Setting the list price is important in setting the tone to how quickly your home will have showings which will lead to offers. There are a few factors that determine your list price and as your Realtor I use these the give you a value for your home. Location, Comparables, Condition and any updates!

Even in a very active market is important that we do not overprice your home and we do not want to get in a situation where the home does receive an offer and then we have appraisal issues.

PREPARE FOR LISTING PHOTOS

The photos will be so important and will help sell your home quicker. The photos will attract more buyers and get them in the door for showings. To get the most out of the professional photos, follow the checklist below.

INTERIOR
+ Clear & Clean Kitchen Counters
+ Clear & Clean Bathrooms to include mirrors
+Replace burned out Lightbulbs
+ Remove Unnecessary Furniture & Decor
+Clear Appliances of Magnets and Clutter
+Make all the beds

MARKETING
Once your home is active on the market and ready to be shown, marketing is an important step in getting buyers through the door. Although, your home is active on the multiple listing service [MLS] and Realtors have access NOT every home buyer is represented by a Realtor.
Your home will be marketed on several digital and print platforms.

OFFERS & NEGOTIATIONS
No need to understand the contract fully-that’s what I am here for! Once an offer is sent to me we will schedule a time to discuss and go over the contract and terms of the offer.

UNDER CONTRACT
Yay! We are under contract and that much closer to selling your home! Depending on the terms of the contract will depend on the timeframe the buyer has for the following items. You, as the Seller will need to decide which title company you’d like to work with. I have a few suggestions for you. You only need to have the home available for inspections, appraisal and survey and I will guide you through this process.

How long will it take to sell my home?

The length of time on market will depend on the market in your area at the time.

How much will I pay in commissions?

The standard real estate commission is 5.6% of the sales price, and is split between the listing and selling sides. The commission is part of your closing cost as a seller and will be deducted from what’s due to you at closing. In Colorado, commisions are 100% negotiable.

How will my home be shown to buyers?

We will decide together what is the best way to show your home. Typically, when sellers still occupy the home during the showings I request at least a 2 hour notice for all appointments. I will share with you the time through my preferred showing service date and time of the appointment and if the time is convenient for you you can confirm. I am present for all showings. After an appointment has finished I will try and get feedback from the showing agent.

What marketing will be done to sell my home?

All listings are heavily marketed on all social media platforms. I will hire a professional photography photoshoot, videos, flyers, open house and more! Of course, using a Realtor will automatically place our listing on the Multiple Listing Service.

What if my home doesn't appraise?

Sometimes appraisals come in low, below contract price. When this happens, we go back to negotiations to determine if both parties can continue with the sale.

What do I need to disclose?

EVEYTHING! When listing your property you will be asked to fill out a Sellers Property Disclosure. This disclosure will be given to a buyer once we go under contract. It is best to disclose everything and anything so nothing can comeback to you as a Seller even after closing. If you know about it, disclose it.
